Unit inspections

We thoroughly inspect each unit to proactively identify work that needs to be done. Our inspection is neutral and objectively assesses whether “wear and tear” is typical. In our final report, we summarize the most critical concerns and work that is less urgent.

During the inspection

  • Professional and thorough inspection of building condition
  • 30-45 minute inspection per unit, depending on size and condition
  • Spot repairs of minor deficiencies (such as loose knobs and handles)
  • Photographs of conditions requiring repair or observation
  • Compassion and respect for members and residents

After the inspection

  • Reports for each unit inspected
  • Summary of deficiencies divided by time-sensitivity
  • Time estimates or referral to another professional (such as plumber or electrician)
  • Secure photo gallery hosted on our server

Other benefits

  • Photos and consistent documentation can show progression of conditions requiring observation
  • Documentation to support chargebacks in cases of neglect or willful damage
  • Preventative maintenance results in fewer urgent maintenance requests through the year
